They actively monitor the status of each project to ensure that it stays on budget and on schedule, while also ensuring that the project is in compliance with all safety, labor, and zoning regulations. They manage and coordinate the entire project team to safeguard the overall quality and accuracy of deliverables. This includes the facilitation of subcontractor and supplier contracts.
Commercial mechanical construction is comprised of intricate planning and design stages, construction and installation, evaluation and ongoing maintenance. The entire project lifecycle is driven by the needs of building occupants, and considers the fact that most buildings must remain occupied throughout the process. Project phases include:
Planning and Design
This involves the review of all floor plans and occupancy rates, and then calculating the exact heating, cooling and airflow requirements. Based on this review, we will then recommend the best equipment for the job. During this process, we will also identify if any custom fabrication will be necessary for related building supports and piping systems.
Project Specifics
The phase covers the actual construction and installation of new mechanical equipment, which may include:
- Air conditioners, heat pumps, air handlers, heat exchangers and any other required equipment on a building’s roof or other designated area(s)
- Any needed custom fabrication for support structures, piping systems and ductwork
- The installation of controls, thermostats and/or automated systems for regulating temperature and airflow
Evaluation
Once built and installed, new HVAC and plumbing systems must be evaluated for proper functionality. This process includes:
- Testing overall system performance and ventilation through airflow evaluation, leak detection and pressure checking
- Measuring system output, testing temperature changes and overall interior air quality
- Analyzing system load and capacity to measure how efficiently the system heats, cools and moves air
